Academic Case Study: Hospital de Apoyo Cascas II-1

Hospitals are among the most complex building types to operate and maintain. The Hospital de Apoyo Cascas II-1 faced a common issue: the disconnect between BIM data generated during design/construction and the information actually usable for facility operations. Models lacked standardized naming, data structure, and asset information, which made preventive and corrective maintenance inefficient and time-consuming.

This study set out to apply BIM 7D methodology to improve the hospital’s asset management and maintenance processes, bridging the gap between design and operation.

To achieve this, the research implemented a structured integration of BIM, COBie, and YouBIM:

Model Optimization & Standardization: Revit models were cleaned and federated to ensure optimal performance and data consistency, following Autodesk’s recommended model sizes and coordination practices.

COBie Data Framework: A complete COBie dataset was generated and validated – including sheets for assets, spaces, systems, and maintenance schedules – creating a structured foundation for facilities management.

YouBIM Integration: Using YouBIM’s Revit plugin, the COBie dataset and model were uploaded and synchronized. Assets were linked to their technical sheets, manuals, and maintenance records. The hospital’s O&M team could now visualize, track, and manage each asset directly from the 3D environment.

Key results included:

Centralized Data Access: All technical information, documentation, and maintenance history are now accessible through the digital twin interface in YouBIM.

Standardized Asset Identification: GUID consistency and ISO-based naming conventions were established to ensure data integrity.

Digital Maintenance Management: Preventive and corrective work orders are now created and tracked directly in YouBIM, improving response time and reliability.

Improved Governance: The study demonstrated how implementing COBie + YouBIM establishes a repeatable, scalable framework for digital facility management in healthcare projects.

This academic project highlights how the integration of BIM 7D, COBie, and YouBIM can transform hospital facility management – turning design data into an operational digital twin that enhances efficiency, transparency, and long-term asset value.
