Universal Healthcare Services (UHS) aimed to leverage its Autodesk Revit BIM models for Facility Management (FM) in a new 170-bed hospital in Reno, Nevada. However, the existing models were not optimized for Operations & Maintenance (O&M), and integration with their CMMS system, Brightly’s TheWorxHub, required a structured approach. UHS, through its BIM consultant 4 Ideal Design (4iD), needed a solution to bridge the gap between construction BIM data and real-world FM applications.
YouBIM, with 4iD and Brightly, adapted the models to meet UHS’s FM needs:
Standardization & Requirements: Developed a Master Matrix to standardize assets, systems, and naming conventions.
CMMS Integration: Adapted YouBIM’s Integration Framework (YIF) to ensure seamless data exchange with TheWorxHub.
Model Optimization & Deployment: Refined BIM models, ensured data accuracy, and conducted staff training for full implementation.
The successful integration of YouBIM with Brightly’s TheWorxHub provided UHS with a game-changing enhancement in FM operations:
Spatial Awareness in CMMS – Technicians can now visualize the surrounding environment of equipment before arriving on-site, allowing them to assess the need for special tools or permits.
Enhanced Operational Efficiency – Optimized workflows and better access to critical data streamlined maintenance processes.
Future-Proofing with BIM – The next phase will incorporate deeper operational insights and training aids within YouBIM, maximizing the return on investment for UHS’s BIM assets.
With a structured and strategic approach, UHS successfully transformed its BIM models into a powerful FM tool, enhancing efficiency, decision-making, and long-term operational value.
